With the development of real estate ,the Ministry of Construction and Ministry of Finance launched the special maintenance fund management practices jointly .Banking institutions took the initiative to undertake research and development of application software system ,as beneficiaries of the project participants .Fujian Rural Credit Cooperatives implemented the housing special maintenance fund to meet the needs of all parties ,as well as provided technical support.In this paper ,combining the actual situation of Construction Bureau and Credit Union ,the system is designed and developed . This paper firstly describes the background, significance and relevant rules of the residential special maintenance found system. Then, basic knowledge and relevant technical difficulties regarding the development of the system are introduced. After analyzing the difficulties and current situation, a technical program which combines C/S (client/server) architecture and B/S (browser/server) architecture is present. Then, detailed database design is introduced. Automatic reversal technology is used in the design of database, thus data consistency is ensured. On this basis, detailed realization for every transaction of the two architectures is given. Finally, the paper draws conclusion on the residential special maintenance found project and discussed future study.The residential special maintenance found project includes two major modules: Construction Bureau application module and Credit Union application module. B/S architecture and C/S architecture are respectively used in the two modules. There are 17 transaction function modules. In the development of this system, I was responsible for the design of C/S architecture, which includes the design of database and data consistency, as well as the transaction design and realization.
