Abstract


Financing problem is the important difficulty that China’s real estate industry facesnow. This thesis aims to comparatively study the main financing modes for our realestate companies and introduce their differences in financing risks, costs andfeasibilities. Then the paper deliberates the financing condition and features of realestate industry and the enterprises of different sizes in China. At last, proposals formultiple choices of financing modes which earn funding with lower cost andminimized risk are presented.Firstly, the article provides review summarized the study on financing theory. On thatbasis, the paper compares the differences among the financing modes in the amount offinancing, costs, feasibilities and the policy constraints. Secondly, analyzes thecharacteristics of China’s real estate industry and draws conclusions that the industryis vulnerable to economic fluctuation and government regulation; suffering highasset-liability ratio, excessive leverage in business and poor trustworthiness. As aresult, the real estate enterprises now face the difficult problems of overdependenceon bank lending, the high financial risk, unavailable or limited sources, and areexploring a more diversified funding model. Thirdly, the comparative study of listedreal estate companies indicates that large-sized real estate companies have thestrongest ability to raise capital. The final part of this paper suggests the governmentto improve the finance system of the real estate industry, support innovation realestate financial products, and perfect the real estate finance laws and regulations. Andproposes the key for the real estate companies to increase the capital, reduce the assetsliabilities ratio and enhance the ability of gain, realize capital source multiplication,properly arrange capital schedules and bide their time to be listed.
