Abstract


The scale of Hebei real estate investment had increased greatly these years. We can draw the conclusion that the regional economic growth relies on real estate greatly after we have studied 11 cities’ real estate investment of Hebei province though Panel Data model. The excess expansion of real estate affects the process of civilization, restrains other industry investment especially manufacturing and engrosses infield. Therefore we should control the scale of Hebei real estate investment. At present, it is unpractical that we cut down the scale of the investment because of the fact that demand exceeds supply. The only way is moderate the scale of investment and optimize the structure of investment.The study on Hebei real estate investment structure includes the usage structure and the source of the fond structure. In the usage structure study, we study the residential investment structure separately considering its important position. We draw the conclusion that the residential investment is the main body of Hebei real estate investment; the proportion of the economically affordable housing decreases gradually; the investment of office building, the business building change greatly every year. We also forecast that the position of the residential investment can not alter in short time and the office building will be the new enlightened point of Hebei real estate investment. After we studied on the source of the fond structure, we can draw the conclusion that the channel of Hebei real estate investment funds is too single.Based on the analysis of the preamble, the last part of the text brings forward the goals and the approaches. The approach to optimize the usage structure is: control the character of the economically affordable housing soil strictly; establishes and enforces the "supervision of the economically affordable housing". The approach to optimize the fundssource is develop Real Estate Investment Trusts.
