2002 the first year of commercial real estate, commercial real estate this year stand out from the real estate industry, by the widespread concern in society for a time, commercial real estate quickly popular north and south, the Great Wall. Inspired by the the Dalian Wanda order mode of commercial real estate development, various forms of \Commercial real estate, however, is a new thing for our country, its development is the lack of theoretical guidance, so a lot of anti-law governing the operation of the commercial real estate problems in the process of development and operation, and significantly reduces the probability of success of the commercial real estate, and increase the commercial real estate investment risk. In this paper, the problems arise from the commercial real estate development and operation of the process of starting the analysis of the commercial real estate one of the important factors of these problems is the shortage of funds. On this basis, the paper points out a possible way to solve the problem of shortage of funds for commercial real estate REITs introduced into commercial real estate in China, some theoretical significance and practical significance in solving the problems of the commercial real estate capital. This paper is divided into six chapters of the issues discussed. The first chapter is the Introduction section of this article, the background of the main topics of this paper, research purposes stated, and defined the concept of this paper is to study the commercial real estate. The second chapter discusses the existing problems in the development and operation of the process of China's commercial real estate. Combination of the characteristics of the commercial real estate development and management with the actual situation of our commercial real estate development, exist in the commercial real estate development and operation of the process of separation, neglect of thinking developed residential commercial real estate, commercial and real estate management of the operational phase, to examine One of the reasons that led to these problems is the shortage of funds. The third chapter expounds the view of the introduction of commercial real estate REITs. First of all, start from the problem of a shortage of funds for commercial real estate, a simple analysis of the shortcomings of our traditional financing model, applied to the point of view of China's commercial real estate REITs; then the definition of real estate investment trusts, development, classification , characteristics, mode of operation, and other related concepts; final statement a role in promoting the development of China's commercial real estate REITs. Chapter departure from China's actual situation, analysis of the legal, institutional, and related personnel, product circulation performance obstacles exist in the development of our country for real estate investment trusts, and then a to develop REITs special law reform our tax system, nurture institutional investors, and to improve the quality of employees and other related countermeasures. Based on the fifth chapter of the first few chapters of the study, preliminary study of a real estate investment trust mode used in China's commercial real estate, certain referential significance for the development of China's real estate investment trusts. Chapter VI for the end of this article, on the basis of description of the development trend of China's commercial real estate, and expressed the hope that the introduction of REITs in the commercial real estate aspirations. Research on commercial real estate research related to real estate investment trusts in the country there are many, some scholars put forward the point of view of the real estate investment trusts used in commercial real estate, but relatively speaking, expositions are relatively plain, just noticed that the real estate investment Trust Fund to address the issue of commercial real estate financing. The innovation of this paper is to find a combination of both at depth study of the commercial real estate and real estate investment trusts, not only demonstrates the real estate investment trusts can solve the problem of financing for commercial real estate in China, and also from another point of argument role of a real estate investment trust for our commercial real estate development. The article also exist some shortcomings, such as lack of theoretical research on commercial real estate research depth and other issues in our mode of operation of commercial real estate.
