Abstract


With the rapid development of Chinese economy, income level and living standard, the request of habitation also gradually improve, has not only confined to the room, regional, price and supporting facilities, and begin to seek higher level of ecological environment and the cultural atmosphere, so more and more real estate enterprise will invest to villa project. How to embody the villa and average house, show the difference of the residents, in addition to identity, and position superior geographical position, the beautiful scenery and good ecological environment, the out of the village the planning and architectural design is also reflect the value of the most important aspects of the villa. Villa project is not a simple copy, according to the project construction to the actual conditions of the plot, such as geological conditions, landscape conditions and local culture, the design gives customs that local people can accept high-grade residences.At present villa project market is in chaos, part of the project seeks to blindly high volume rate and Europe type style, ignoring the environment quality and supporting facilities and wasting amazing resources and cost. Because of the limited ability of market, Villa project is not blindly pursuing luxury.Controling the cost of real estate is indispensable.Although the sensitivity of villa cost is unconspicuous,the focus of cost control is how to spend in improving the quality of the project.So improving the quality of life is emphasis in limited resources, which is how to effective incorporate design and cost control. This is the key of the villa project in the design phase, and the main research contents of the paper.Design management of real estate is an important part of the management in whole process, it is a key role of the cost control, quality control and schedule control. Design management of villa is more important than average house, because of the particularity of customer orientation in villa project.The paper use the theory and method of cost control such as plan optimization,limited design,value engineering, life cycle of cost analysis in process of design management.From the Angle of analysising the whole economic and social benefit in real estate, the paper researches the points of cost control in design management of villa project in order to improving the quality of villa in limited cost. Applying a villa project case,The paper analysis the key points and difficulties of cost control in design management from many aspects,for example architecture,structure, landscape.There are two innovative points.The first,the paper analysis the present problems in stage of cost control in order to confirming the points of cost control of every professions and achieving effective cost control using the theory of cost control and advanced concepts into design management.The second, using a villa in shandong province as an example for analysis, the key points of cost control will be more practical.
