Abstract


The real estate industry as a pillar industry of national economy, the development of the national economy has a high contribution rate. The real estate industry as a typical capital-intensive industries, adequate funds to support its development. With the changing of China's real estate investment and financing system and national macro-control of the real estate industry, real estate business capital chain is facing increasing challenges. How to solve the bottleneck of funds, real estate companies are facing the major problems to be solved. Present, although a small number of large listed companies began to finance, trusts and corporate bonds and other financing channels have begun to use them, but the real estate business in China mainly rely on bank loans to solve the funding needs of the current situation has not been fundamentally changed. Firstly, starting from the status of the domestic real estate financing, First, the macroeconomic and real estate development trend, real estate financing situation and national policies and regulations of the real estate financing analysis. The real estate development enterprises in China can break through the financing difficulties, achieve economies of scale, industrial development, and in the international competition in an invincible position depends on the financial markets in China to further open real estate financial instruments innovation and financing channels the smooth flow. Secondly this paper, the developed countries mature real estate and financial markets, the financing model for real estate enterprises to provide financial security financing channels. Analysis of China's financial system needs further reform and improvement, real estate financing system to be sound environment, the implementation of the advantages and disadvantages of these sources of financing for the real estate business and the possibility of developing. Finally to promote the development of China's real estate financing channels for enterprises diversified issues raised in this article, the author puts forward recommendations from both macro and micro. Macro aspects of the proposal is a departure from the point of view of the government and the market, for example, China should improve laws and regulations, strengthen the system of government support, to improve the real estate financial system, to solve the financial credit problems and ratings, and so on. The recommendations of the micro companies have chosen financing channels principles on the basis of how to develop a wide range of point of view, the choice of enterprise principles, including the legality of the financing channels for the purpose of financing and cost, the company's own brand of scale, adjustment of the governance structure and the corporate form of organization. After considering these factors, the real estate enterprises financing channels will make a choice, albeit on a smaller scale, the diversification of financing channels is built on the choice of every business.
