Abstract


Currently , the real estate industry , has become a growth point of China's national economy . Real estate finance is an important factor in real estate development , real estate finance risk is mainly reflected in the credit risk . Strengthen the preparedness of the real estate credit risk is not only the requirements of the development of the real estate industry and the financial sector , but also related to the stability and development of the national economy as a whole . China's current financial system, make home mortgages to credit risk through effective mechanisms and financial instruments can not be released at the same time , the development of the government to stimulate the economy through the financial policies of housing mortgage loans . Therefore , how to take effective measures to resolve the housing mortgage credit risk is dispersed real estate , the key to the financial industry and the development of the national economy as a whole . Start from the theoretical analysis of the housing mortgage credit risk , to investigate the risk of the status quo of China 's housing mortgage loans , compare the difference between China 's housing mortgage loans and subprime mortgage credit risk , come to our current credit risk should guard against the three main forms : rational breach of contract , was forced to default and leave the mortgage . On the basis of qualitative analysis , this paper pointed out that the key to prevent credit risks is to establish the scientific system of quantitative risk indicators . The long run, our laws should be sound and improve the market environment , and to provide the conditions for financial institutions to spread and transfer risk . Analysis method , mainly through the method of economics to analyze the reasons , to come up with strategies and legal issues .
