Abstract


Since the reform of the urban housing system began in the end of the last century, the housing construction of Hangzhou has made a great achievement, and the housing level of urban residents has also been enhanced. However, the rapid development of the real estate market lead to a rapid rise in housing price at the same time, which makes it hard for low-income families to afford a common house through the market mechanism. After years of development, though the urban housing security project of Hangzhou have offered many indemnificatory housing for a large number of needy families who couldn’t afford houses, there are still some problems, such as the structural imbalance between supply and demand, the imperfection of the housing security policy system and so on. Therefore, it is necessary to study on supply and demand situation of indemnificatory housing in Hangzhou and explore a suitable affordable housing policy according to the present development level.At first, this paper analyzes the status quo of the supply and demand of indemnificatory housing in Hangzhou and then points out existing problems. Secondly, this paper tries to build a better model based on the Ohls Theory, adding the housing area as a new attribute and improving the housing maintenance model and the transaction mode of housing, so as to build a filtering model that is suitable for the housing market of Hangzhou. What’s more, this paper also digs into the feasibility of the model in the housing market of Hangzhou.The paper adopts the relevant data of Hangzhou housing market and household income and simulates the supply and demand of the housing market in Hangzhou by using Matlab model. On this basis, this paper simulates three kinds of indemnificatory housing policy, and gives some reasonable suggestions to the Supply Policy of the indemnificatory housing in Hangzhou, such as providing less affordable houses, exploring housing resources for public rental and raising housing monetary subsidies.
