Abstract


Currently, the development of the real estate in China is influenced by manyfactors. The most serious influence is the risk factors. They will seriously affect thehealthy development of real estate. The lack of the risk awareness makes themanagement of the risk in a low level and it also makes the whole real estate need achange. The paper firstly illustrates the basic of the real estate projects about X and thedevelopment of the real estate cycle is divided into three phases based on life cycletheory: decision making phase, project development phase and rental or salemanagement phase. Then this paper analyzed the risk factors of every life phase anddemonstrated the risk factors by categories. It also analyzes all kinds of risk factorsabout the exploitation of real estate. It is combinated with the external and internalenvironment and the characteristics of specific projects; and using the theories andmethods on risk assessment, evaluation and response. It analyzes the degree of the riskin the cases and in every stage using different ways. It estimates the important risk andthe author proposes a method about detailed risk management.
