With the northward shift of China’s economic growth in recent years, the BohaiSea region has gradually become the most dynamic area of the Chinese economy. Asa natural center and a major foreign exchange window of the Bohai Economic Zone,Tianjin’s economy has also been a rapid development. The good macroeconomicsituation and the continuous improvement of residents’ income has stimulated therapid development of the real estate market in Tianjin. However, beginning in2004,the national and the Tianjin municipal government started to pay attention to theabnormal growth of the real estate market, have issued a series of real estate policy,land policy and financial and credit policy to curb short-term speculative behavior ofthe real estate market, inhibiting the rapid growth of real estate prices. Especiallysince2011, the country has introduced the policy of land, interest rates, business tax,the situation of overheated property market in Tianjin has been strictly controlled.Tianjin’s real estate project is challenging, but the opportunities are surviving.First, under stringent control over the supply of real estate development is diminishingrapidly. Second, the demand for housing in Tianjin mainly caused by the rigiddemand of the demolition, marriage buildings and improved type of housing, thesensitivity of price for demand decreased, especially in the near future the improvedtype of housing selling well, illustrates residents increasingly concerned about thequality and supporting of the real estate. With the economic stability and incomegrowth, the demand of office and commercial space in Tianjin will also continue toincrease. Therefore, in the next few years, the development and construction ofhigh-end residential and commercial real estate projects will have better prospects fordevelopment. The analysis of such projects for the future of the real estatedevelopment has certain practical significance.In this paper, combine with the reality of the project in urban area, mainlyexplored the following aspects:1. overview of real estate market in Tianjin;2. analysis of the feasibility of the project;3. site investigation; 4. foundation pit supporting scheme.Through analysis in above aspects, hope to provide a useful reference for similarcomprehensive development and construction projects.
