Beijing is one of the fastest growing cities in the national real estate industry, while it also has aprominent contradiction between supply and demand. Over the past few years, the loose monetarypolicy and credit policy make the prices of land and house surged. From2011to2013, the premium rateof land price is as high as24.12%, monthly premium rate even reached105.3%in April2013. Thegrowth of housing sales reached new height, the monthly average growth rate of residential sales is16.7%, how prosperous the real estate market is! But we have to attach importance to the potential realestate credit risk on the back of the real estate boom. As the capital of China, Beijing has a specialposition and play an important role in whole country, aiming to be an international finance centeramong the developing cities, so it have the responsibility to keep its financial system and developmentof the real estate market steady.This paper aims to analyses the current situation of both the real estate prices and banking credit inBeijing, to find out the factors of the irrational rising prices and the main risk to the real estate credit,further to put forward corresponding countermeasures, to ensure financial stability in the Beijing areaand promote the healthy and orderly development of the real estate industry.This paper is divided into six chapters. The first chapter is the introduction, mainly about the thesisresearch background, significance and research methods, summarizing the real estate credit risk resultsresearched by the domestic and international scholars and experts; The second chapter reviews thedevelopment stage of real estate credit in China, and summarizes the characteristics of credit risk, tofind out the credit risk existing in common; The third chapter firstly tell the current situation of Beijingin the real estate industry, and further analyzes the general situation of the real estate credit, sum up themain risk, aims to find the particularity of the real estate credit risk in Beijing; In the fourth chapter,according to analyze the American mortgage crisis and the east Asian financial crisis, this sectionsummaries the experience and lesson. In addition, this part is to choose domestic typical case-loanfraud case of Beijing and the case of real estate credit risk, respectively from the real enterprisemortgage loans, personal loans and bank operation, to analyze the potential risks of real estate credit,get warnings to the management of real estate credit risk; The fifth chapter is the empirical analysisbetween the price of real estate and the amount of relevant credit in Beijing, according to select theassociated to explore the size of the various factors that affect the real estate prices in Beijing; The lastchapter respectively from the perspective of regulators and the banks come up with suggestion tocontrol the real estate credit risk.
