Abstract


Property management industry to take root in our country totally dependent on welfare housing system reform and opening up, and brought the abolition of the rapid development of the real estate industry is to improve people’s living standards and socio-economic level of a concentrated expression. Since 1981, our nation experienced the first years of property management companies. Aroperty management industry in China with the booming real estate industry flourished through nearly three decades of development have made great progress. Currently in Shenzhen, Beijing, Shanghai and Guangzhou, as the representative economically developed cities. The property management industry has begun to specialization, scale, market, property management companies and practitioners team is constantly growing. Property management industry has become the national economic growth, increasing social employment emerging industries.This thriving property management companies in Changsha incentives for the research object, theory with practice. The first property management companies in Changsha booming current situation of incentive mechanism, and then pointed out that the booming property management company in Changsha current incentive mechanism and causes major problems. In this basis to build prosperous property management company in Changsha the basic framework of incentives, and finally proposed redevelopment of property management companies in Changsha booming incentives safeguards.This paper argues that prosperous property management company in Changsha incentive problems mainly in the following areas:salary structure imbalances, wage unit of proportion, "egalitarian" tendency apparent reward deficits. At the same time, improve the property management company in Changsha booming security measures should be actively encouraging corporate governance and continuously optimize Managerial incentives; to human resources management reform, evaluation system optimization, corporate culture and management system standard for the focus, the establishment of consistent market economy, and meet the requirements of the company development strategy, long-term liability risk benefits of unity of incentives; development of scientific and reasonable incentive basis; to ensure the implementation of incentive mechanisms for fair, open and fair incentive system in areas such as construction.
