Abstract


China real estate industry at a rapid development since reform and opening up.Especially , real estate industry has made enormous achievements in a short period of time for 20 years since the early 80’s of 20th century. real estate industry has become the foundation , the pilot and pillar industry of the national economy in current and future. Xiamen real estate industry is also rapidly growing with the backdrop of rapid development of national real estate industry in recent years.With the real estate industry has become a pillar industry of the national economy, the research of industrial organization of the real estate industry is very important. This paper studies the real estate industry of Xiamen, use modern industrial organization theory as the method attempt to find a balance point between the economies of scale and effective competition in order to realize the optimization of Xiamen real estate industry, which will play a greater role to promote the economy development of Xiamen.This paper use modern industrial organization theory of "SCP-R" theoretical Analysis framework as a main line cross-cutting the text. Firstly, this paper introduced the present development situation and existing problems of the real estate industry in Xiamen, which is a background condition.And then do empirical analysis from the market structure, market behavior and market performance down with "SCP-R" theoretical framework. This article analyze market structure from two aspects of market concentration and market barriers. Market behavior focused on the pricing behavior, merger behavior, product differentiation behavior, advertising behavior, cooperation and conspiracy behavior. This paper analyze market performance from economy and society environment aspects . This article have establish a mathematical model and have use game theory knowledge in the process of Empirical Analysis. Subsequently, this paper put forward Xiamen real estate industry organization optimization models and relevant strategies to achieve organizational optimization.This article draw the conclusion that the ideal model of industrial organization of real estate in Xiamen are mainly by market mechanisms adjust the real estate industry’s market structure and company behavior, and the role of regulation was mainly to improve the market mechanism.Specifically, the function is protection of competitive market structure and prohibition of real estate enterprises improper acts of competition.Thus,we can achieve real estate industry Perfect combination of scale economy and effective competition.
