Abstract


In recent years, the real estate industry was more and more concerned about. Over the past few years, the booming real estate industry has attracted a lot of money inward. However, in this year, because of the recession, the price of real estates have been drastically reduced, and the real estate became unsalable, therefore a lot of real estate enterprises are facing financial difficulties. "Lacking Money" has become collective issues of China’s real estate industry. This predicament is not just within the real estate industry its own - as a fundamental industry in China, the slowing down of real estate has a direct impact on the country’s economy.The reason why the financial problem comes to the real estate industry, is that financing of China’s real estate developers are mainly dependent on the commercial banking system, which satisfies the demand of funds for the development of this industry. In this single channel of financing, once the market environment changes leads to the bank’s restrictions,the heavy dependence on financing by banks will soon create financial difficulties.To solve this problem,we have to develop multichannel of financing,which can provide reliant recycling fund and motivate real estate specialized operation and collocating resources reasonably.More over, It will be beneficial to real estate capital market, enrich investment instruments, and lessen commercial banks’risk.The thesis firstly analyzed the reason and influence of the single way of financing and gave some advice to develop multichannel financing. Then,bank loan, stocking,industry fund of real estate, mortgage-backed securitization ,and so on,were reviewed. Finally,suggestion are given in the end of this thesis: REITs and MBS(mortgage-backed securitization). And operating steps and some policy suggestion are given in the end of this thesis.
