Abstract


With the deepening of the reform of the urban residential system, the extent of China's residential market is gradually deepened, housing prices have become the focus of attention of the real estate academics and practitioners. Urban residential prices spatial distribution of different, causes as well as the evolution of mechanisms is an important research branch of urban economics, urban geography is an important research direction. Residential product is a heterogeneous commodity abroad, often proceed from the perspective of the hedonic price (hedonic price) analysis of the relationship between housing characteristics and housing prices, the sub-space based on the different reveal the price of residential characteristics of the spatial distribution of the different formation mechanisms. This paper attempts to apply hedonic price theory of the residential market, and built with concrete city spatial variation of the hedonic price model for housing prices, the main work and conclusions: Summary of housing prices spatial differentiation theory, hedonic price model and GIS The spatial expression technology, analysis results show that: the hedonic price theory applies to residential prices Spatial Differentiation of Kriging space interpolation method is suitable for residential space prices estimated. Based on the geographic information system (GIS), spatial interpolation techniques, drawn contour maps and three-dimensional effects in residential prices in Fig. The graphic shows that the Hangzhou housing prices spatial distribution generally presented as the core of the city the landscape center (West Lake), a pattern of decline to the surrounding gradient distribution of housing prices there have been multiple sub-centers, and wear the barrier effect of the city railway and canal environment effects are significant. By clustering analysis of the 348 residential district is divided into five modes according to the price variable, found that low-cost housing are mainly located in the urban fringe, high-priced homes are mainly distributed in the core of the old city, housing prices from the outskirts of the city to the West Lake, a growing trend. Hedonic price model of the overall market, and then, according to the administrative division of Hangzhou, entire residential market segmentation of six sub-markets using the Chow test to verify the existence of sub-markets significantly. Analytical framework by the the residential price difference of the hedonic price model, we calculate the effects of the residential sub-market benchmark, the hedonic price effect and the number of features that effect. Empirical studies have shown that different residential characteristics of residential prices, in descending order according to the degree of influence, followed by a location factors, building factors and neighborhood factors. Finally, I concluded that living historical inertia, the process of urbanization and real estate paradigm shift resulting in Hangzhou residential prices spatial differentiation of external power.
