Abstract


Chinese real estate financing mainly rely on bank credit . To change the real estate financing dependent on bank credit , the Chinese real estate industry is the need to promote the development of direct financing to attract capital market funding . At present, the optional direct financing model listed stocks and bonds , and can not solve the most real estate companies financing problems . Foreign real estate asset securitization financing experience shows that asset securitization is an effective real estate corporate finance mode worth of real estate development . In this paper, the theoretical basis of the asset securitization , taking into account China 's real estate industry characteristics and the main features of the real estate corporate finance , foreign asset securitization financing model way to achieve the basic mode with the operation of the Chinese real estate enterprise asset securitization financing processes. First of all, the concept of securitization of real estate assets , operational processes , analysis , form the theoretical basis ; Secondly, a comprehensive analysis of the organization of the financing model of the securitization of real estate assets in the United States , the United Kingdom , Japan , asset securitization of real estate enterprises in China financing SWOT analysis ; again in foreign real estate asset securitization financing models are introduced and the Chinese real estate enterprise asset securitization financing SWOT analysis on the basis of the basic model of asset securitization of real estate enterprises in China with key operational processes ; Finally, the basic mode and process of China's real estate assets securitization financing applied research, has developed a real estate project the assets securitized financing model simulation analysis , comparative analysis of other traditional financing risk gains. Applied Research in financing real estate projects with real estate asset securitization mode , compared to the traditional mode of financing , representing a significant reduction in financing costs, improve project revenue , and reduce the financial risk of the project . This study shows that , asset securitization is an effective financing model for real estate enterprises in China .
