Abstract


Residential relationship beneficial to the people’s livelihood, it’s the most basic material needsfor the human survival and multiply.In recent years, with the rapid development of China economy, for the factors of the city changes a process to accelerate, the rises to income level for dweller, the international hot money speculation surging and real estate investor asset maintains value rise in demand, the society demand for commodity housing become more and more large.As the main body of large-scale real estate enterprises for commercial housing development, the engineering quality directly related to housing consumer’s core interests, its project quality to improve the management level and quality awareness of the real estate industry has larger leading and exemplary role, therefore, it’s especially important for the strengthening of large real estate enterprises management level of engineering quality.This article from the view of the related theory for project quality management and its development, combination the research present situation of domestic and foreign residential project quality management analyze and elaborated the characteristics and problems of quality management for our country large real estate enterprises at present.On this basis, this paper creatively put forward by the third engineering quality assessment is introduced to solve the problems and difficulties for the large-scale real estate enterprise quality management encountered; Combined with the assessmentof case and experience for large real estate enterprise to carry out, give a detail description and summary to the third side project quality evaluation from the essence of assessment, target, principle, process, plan and the matters needing attention and many other aspects; Through analysis and research to the case of the third party project quality evaluation for the author participated, summed up some limitations for the method in the present stage there existence; With the characteristic for the real estate enterprise quality management of third party project, assess that the quality of the essence of which is the application of knowledge management, at the same time, combined with the current advanced network technology, we can initial construction the framework and function for the project quality analysis and management system, and improve the efficiency and quality of field evaluation through the background of the establishment of knowledge base.The paper analysis and researchthe third party project quality assessment, which enrich and perfect the large real estate enterprises quality management method and system for third party, and it creates condition and opportunity for the real estate enterprises,which do not did not carry out theto draw, lessons from and learnthird party project quality evaluation, at the same time, it provides the ideas and direction for the real estate,which have development of the third party project quality assessment, enterprises to improve evaluation scheme, so this paper has certain theory significance and practice value.
