Abstract


With economic development, China’s current system of welfare housing housing has been turned to monetization of housing distribution. The real estate market and the housing loan market, both to maintain a rapid rise in a short term. But China’s market economy environment was not mature, and individual housing loan risk dispersion and prevention mechanism is not perfect, China’s commercial banks to carry out the risk of individual housing loans and control style inexperienced, so China’s commercial banks are facing individual housing loans concentrated outbreak and emerging risks.I chose the individual housing loans, the risks and prevention as a master’s degree thesis. This paper will describe our development of individual housing loan business status, and analysis of its causes and pointed out that China’s commercial banks housing loans to individuals facing major risks, and targeted for risk prevention measures to improve the commercial banks of China’s individual housing loans risk management systems provide a reference.The paper also made reference to the United States as the representative of the foreign individual housing loans system, as well as foreign commercial bank risk management, will operate in foreign markets against the background analysis of the advantages disadvantages of these systems and their reference of our existing system. Through reference to foreign housing finance in the advanced credit risk management experience, in order to prevent and control the commercial banks, the credit risk of individual housing loans to provide useful countermeasures and proposals.In this article, from the two aspects as suggesting improvements:1、In-house prevention, the improvement of the risk of borrowers, developers risk, the risk of intermediaries, and bank risk-prevention measures of internal control system. 2、The external prevention, the proposed standardized operational processes of China’s individual housing loans to build personal credit system and the securitization of commercial bank loans for individual housing and other methods.
