Abstract


For the current stage of the high price of commercial housing phenomenon, it is necessary to improve the housing conditions of the majority of residents, and to promote the sustained, healthy and stable development of the real estate industry, and control the excessive growth of commercial housing prices is particularly important. To adjust and control the price of commercial housing, the key is to reduce the cost of real estate development projects. This paper begins with an overview of the status of the real estate field, an overview of domestic and international theory, research and research methods, then the underlying theoretical basis for cost control basic theory as the theoretical and real estate article. Characteristics of the real estate development projects, from a developer's point of view, to analyze the status quo of the current development project cost control elements of the cost of real estate development projects for research as well as to analyze the cost-control key link, which put forward a set of targeted real estate development project cost control. The development of real estate projects are broadly divided into investment decision-making stage, the early stages of the planning and design stage, construction stage and sales stage. Investment decision-making stage, to focus investment on the project pre-feasibility study and accurate estimation of the the the early land cost control stage of the real estate development in land bidding stage to reasonably predict the cost of land, the land bidding to take the necessary strategy in the planning and design stage Emphatic preferred the use of the scientific method to design and do the bidding stage of design estimates, design and supervision system to do the to prevent colluding low bid construction phase, good organization, technology, and other measures to control the progress of the project , quality, cost, to reduce change visa reduce cost sales stage through the principle of a single volume control to control the cost of sales. By summarizing the empirical data, the decision-making phase of the project development, the impact of the project cost is decisive, the preliminary phase of the project on the impact of the project cost is significant, and many uncertainties of the project construction phase of the project cost control difficulty. This thesis seeks to effectively control the development of enterprise development projects cost effective theoretical and practical reference and purpose play a developer of industry competitiveness by controlling project costs to achieve lower housing sales price. Finally, as the main research object YD real estate projects, real estate project management and cost control theory, combined with others engaged in the real estate practice of project management experience and understanding of the real estate projects from two aspects of the various stages of the real estate projects and project cost control process cost control theory are discussed. By instances analysis on the YD the real estate project cost control, further real estate development project cost control system analysis and verification, and strive to provide a theoretical basis for real estate enterprises to gain advantages in the market competition and specific implementation method.
