The real estate industry is the pillar industry of China , occupies an important position in the national income , real estate prices is a concentrated expression of the real estate market situation , the choice of pricing strategy related to the ability of the business to maximize the benefits achieved in the fierce market competition . Pricing methods of the real estate market , real estate overall pricing strategy , fuzzy comprehensive evaluation model of real estate theory and method , the article uses a combination of quantitative and qualitative analysis on the Beach Garden Project . This paper first introduces the UOB Group , as well as on the beach, garden project overview . Environment facing the garden on the beach , the analysis of the situation of the national real estate market , as well as the the Yantai City real estate market conditions and trends . Expressed the competitors of the project area , and SWOT analysis pointed out that the project 's strengths, weaknesses , opportunities and threats . Second , give full consideration to the factors that affect real estate prices , the use of fuzzy comprehensive evaluation model , will affect the real estate price factors to quantify estimates . Compared with the company's current cost-plus pricing method used . And cost management, the use of modern management tools and marketing strategies , and develop the implementation process of the three aspects of the high level of housing sales personnel on the Beach Garden Project pricing strategy recommendations . Fuzzy comprehensive evaluation model combined with the real estate pricing method , pricing strategies used in practice on the beach, garden project embodies the theory and practice of combining competitive in the region 's real estate project pricing system .
