Abstract


Format portfolio planning focuses on commercial real estate projects , has directionality and programmatic role as the core of the investment program , the development process of the project . This paper is mainly from the factors that affect the format portfolio and format portfolio select two study attempts to explore the format portfolio decision-making method is suitable for China's national conditions . This paper described and analyzed from the following five aspects : ( 1 ) data query and a summary of the relevant papers have been published , the combination of several factors that affect our commercial real estate formats from internal and external research and analysis of the two angles . External factors described from three aspects of the regional economic environment , consumer status , the real estate market . The internal factors described from three aspects of the company's financial strength , management capability and post- operation management capacity . (2) The representative of several franchise stores , convenience stores , supermarkets , department stores and other retail formats , the advantages and disadvantages of the economic characteristics of the research and analysis . ( 3 ) format portfolio selection method . The external factors format Applicability of help businesses determine the project area has a growing format . Internal factors influencing factors model of traditional forms applicability to the high adaptability format based certain format portfolio program is determined through brainstorming . Establish a the index system architecture level relationships and decision-making model and internal factors affecting trade mix systems engineering analysis to determine the final score of the different format portfolio , weigh the most favorable format portfolio . (4) through empirical analysis , the theoretical framework of the research hypotheses tested . (5 ) should pay attention to the problem of using this method for the evaluation of the format portfolio described . Based on the AHP method basic idea to choose a major evaluation factors and their structural adjustment , the basic framework of the establishment of the index system , the formation of a complete set of format portfolio evaluation system . This study mainly use documentary research , historical research , comparative study .
