Abstract


Residential housing mortgage loans has become the most important part of the bank consumer credit , our changing economic environment , time and direction of changes in interest rates have uncertainties facing the risk of changes in interest rates of commercial banks for mortgage loans should not be overlooked . Interest rate as an entry point to the housing mortgage loans as the research object , from individual residents , commercial banks , macroeconomic discuss three aspects of the problem caused by changes in interest rates for mortgage loans . Study changes in interest rates impact on the residents of the commercial banks in housing mortgage loans and real estate transactions amount and using empirical methods , concluded the five -year lending rate of commercial banks with vector auto regression relationship exists between the residential housing mortgage loan amount and commercial housing transaction volume . This paper further study found a lag of two real estate transaction volume has become the Granger cause of residential housing mortgage loans , residential housing mortgage loans is not a real estate transaction amount Granger reason . This shows that the residents of the mortgage loan market in China is investment -driven market . The long term , with the advance of the process of China 's market-oriented interest rate , as well as the national housing market regulation , strengthen risk management of commercial banks for mortgage lending rates , suppress housing speculation , induced by the prevention of the mortgage market systemic risk is to maintain China 's housing mortgage the only way for the healthy development of the loan market .
