Abstract


Since the reform and opening up, the Pearl River Delta region of urbanization and real estate have made brilliant achievements also exposed many of the problems, however, reasons for lack of development experience. Independent research on urbanization and real estate have been more thorough, but the lack of research to combine two. Therefore, based on this background to study the relationship of urbanization and real estate industry in the Pearl River Delta region, with both the theoretical and practical significance. Urban economics, regional economics and real estate economics theory, the use of normative analysis and empirical analysis, quantitative analysis and qualitative analysis combining microscopic analysis and macro analysis combined studies around urbanization and real estate the core of the relationship between industry issues. Firstly, by combing the basis of existing theories and research the entry point of the study; followed in two focused on the relationship between urbanization and real estate, on the one hand, the urbanization of the real estate industry three impact mechanism, on the other hand outlines three ways real estate urbanization, and summarizes the uncoordinated development between three modes; once again, combined with the Pearl River Delta, the Pearl River Delta region of urbanization and real estate The empirical analysis of the mutual influence of the industry in the development of the proposed policy recommendations based on the results of theoretical and empirical. The main conclusions of this paper is as follows: First, the impact of urbanization on the real estate industry mainly through economic growth, changes in the industrial structure and technological advances three mechanisms, resulting in a corresponding adjustment of the real estate industry in the total amount, structure and layout; Second, the real estate industry mainly driven from the industry, the industry cycle, as well as policy adjustments tripartite exert influence on the face of urbanization; Third, the development of real estate must be with the level of urbanization, macro-economic factors such as the industrial structure to maintain a reasonable proportion of, otherwise it will lead to the real estate and urban of the imbalance between the two; empirical analysis shows significant interaction between urbanization and real estate development in the Pearl River Delta region was a positive correlation between the two is more coordination, but basically at the low level of coordination; five cities of the intensity of the impact on the real estate industry is stronger than the level of real estate urbanization; six, proceed from the system improve the real estate development and the perfect urban development planning is the key to properly handle the relationship between urbanization and real estate development.
