Abstract


Real estate industry as the leading industry of the national economy , its economy becoming more and more prominent. Meanwhile, as China's economic growth driving the main driving force , the real estate industry 's rapid economic development, the expansion of domestic demand , investment and consumption growth has played a huge role . However , in recent years , as China's economy continues to develop social and urbanization accelerates, the major cities of commodity housing prices continue to rise, even in the government continue to strengthen macro-control efforts in the case of commercial housing prices are still present trend higher . In response to this phenomenon, the real estate market price of commercial housing research is very necessary . This addition to the \The first part of the residential real estate market, the concept of housing prices , features , etc. were defined and introduced the theoretical basis of housing prices . The second part of the first residential real estate market in Xi'an were advantages and disadvantages of analysis ; Then , on this basis, the use of descriptive statistical analysis methods for targeted analysis of the impact of various factors Xi'an housing prices ; Finally , the introduction of the principal component analysis method further on the factors that affect housing prices in Xi'an conducted empirical studies and concluded : completed residential costs, land acquisition costs , housing supply and demand ratio , land revenue , residential real estate 's contribution to the GDP growth rate , per capita disposable income , in the first principal component has a greater load ; capita living consumption , personal housing accumulation fund loan interest rate , degree of urbanization in the second principal component has a greater load . The third part is based on principal component analysis of the results , combined with the econometric regression theory housing price forecasting model , and draw the next few years , Xi'an residential sales price . The fourth part is mainly based on the results in predicting Xi'an residential real estate market combined with the specific circumstances , the government put forward the healthy and stable development of the residential market policy recommendations .
