Abstract


Xi'an, as a second-tier cities in central and western China , as opposed to the late start of the real estate market of the eastern city of . However, in recent years , with the development and construction of the High-tech Zone , Qujiang New District , and through the open area and regional real estate market has developed rapidly rising housing prices . Xi'an economic development an important pillar industry situation in the real estate industry has become the healthy development of the real estate concerns Xi'an smooth the entire socio-economic development . Therefore, through analysis of the overall operation of the Xi'an real estate trend , the establishment of the real estate bubble measure system for Xi'an real estate bubble measure has important theoretical and practical significance . This paper first introduces the basic concepts of the real estate bubble , analysis of the causes and hazards of the real estate bubble , and introduced three measure of the real estate bubble . Analysis and economic development of Xi'an , and from the analysis of the land market , real estate market and the secondary housing market of the development status of the real estate market in Xi'an , Xi'an with the running of the national real estate market trend and comparative analysis . Finally, this paper use the index system of law and the theoretical price of the real estate bubble in Xi'an measure . Building measure model through the analysis of the status of the real estate market in Xi'an , the use of the index system of law and the theoretical price method , empirical measure of foam from the perspective of qualitative and quantitative analysis of the real estate market in Xi'an , then the following conclusions : Xi'an real estate market in recent years the development of analysis , Xi'an healthy development of the real estate market in the period ; measure by the target system and the theoretical price of the Xi'an real estate market bubble , the results show that almost no foam Xi'an real estate market in 2005 and 2010 ; from recent years of statistical data , the rapid rise in house prices , the absence of effective control , then in the future Xi'an real estate market may still be a serious bubble . Finally, some of the problems of the real estate market in Xi'an , the corresponding countermeasures and suggestions .
