Real estate industry is classified as a capital-intensive industrywhich needs a lot of capital as well as a long use cycle. The finance ofChina’s real estate has some problems such as inadequate financialinstitutions, the focus of mistaken financing ways and so on. They limitthe expansion of financing channels of the real estate. Diversifiedfinancing channels for the sustainable development of China’s real estateindustry is necessary, so we should take measures from two aspects:financing institutional innovation and financing ways innovation. Thebasic approach of financing innovation is to develop direct financing,further perfect the indirect financing, and guide long-term capital intothe real estate market, constantly promote real estate stock, real estatebonds and other innovative financing tools to optimize the size andstructure of capital and to realize financing diversification, developnew real estate financing mechanisms.The basic research clew of this paper is commences from the local realestate industry financing present condition, analyzing the reason andinfluence of current real estate profession depending on the bankfinancing mode excessively, putting forward the problem that our countrymust establish realty business multiple financing mode urgently. Thewriter review the major financing mode both here and abroad: the meaningand operation principle of real estate stock, real estate trust, realestate bonds, real estate hock, real estate financial leasing, and carryon contrast among these financing mode, try to draw a real estate financingmechanism which is suit to the conditions of China to develop real estatefinance and national economy.
