Abstract


Housing problems related to thousands of households live, and maintaining the relative stability of the general commodity residential price is to safeguard the vital interests of the masses and an important agenda for government to control the market economy. As the acceleration of China’s urbanization process, the residential market ushered a good opportunity for the development. For several years the residential sales have been continued to grow, the price also will be gradually increased so that the prices have become the focus. In order to accurately grasp the laws governing the operation of ordinary residential and prices, and promote the sustained and healthy housing market, this paper researched on the prices of the general commodity residential in Taiyuan.This article introduces the basic theory of price formation for the general commodity residential, analyses the basic situation of the the general commodity residential market in Taiyuan, studied on the supply situation, demand and price conditions. We used the Gray forecasting model predicted the price of the general commodity residential in Taiyuan for next few years, the prices remains upward trends through the prediction. Because of the rise of residential construction costs, the market strong demand for the general commodity residential, and relative shortage of housing supply, and the irrational supply structure and other factors. Finally we should take some measures to the price with actual situation of the housing market in Taiyuan, Through reasonable control of land price increases, and improve the supply structure of the general commodity residential, rectify and standardize the market order, strengthen market supervision, control the general commodity residential market speculation, to guide residents rational investment and consumption. A series of measures to stabilize the price of general commodity residential should be taken; the prices are affordable for residents in Taiyuan the general commodity residential market the sustained and healthy development in Taiyuan.This article integrates the methods of standardized analysis and empirical analysis, quantitative and qualitative analysis to analyze the price of of general commodity residential in Taiyuan. To a certain extent, these researching result has and significance of the reference value.
