Abstract


With development of economic level, improvement of quality of life, more and more people are on an increasingly high demand for housing, the design of residential project appears to be more important. The design stage of construction project is the work of the stage by plan into reality, which transforms the project from invisible intention into physical drawing. It determines the project cost, quality and progress from a large extent. The quality of design phase plays a decisive role in the whole residential project goals. At present, risk management at the design stage of China’s construction projects is still lagging behind. It will be greatly improved our residential projects if we strengthen risk management of design stage.Through foreign statistical data shows that design causes the largest proportion in civil construction accidents, it accounted for 40.1%. We can see that the design phase plays a vital role in process of the whole residential projects. In order to identify the major risk factors and take some risk strategies, we must have a certain degree of knowledge and understanding of risk factors at all stages of the design process. Then design departments can manage risk factors of the design process more conscious and more systematic. They also must enhance risk awareness, strengthen risk management measure and improve the level of risk management.In this article, the design phase will be divided into phase of scheme design, phase of preliminary design and phase of working drawing design. Through analyzing and studying these three stages we can identify possible risk factors in each stage of the design, using AHP to analyze and evaluate these risk factors to get risk factors which is the most likely to cause residential projects exist risks throughout the whole process of the design stage. By taking measures to deal with risk factors, we will reduce the probability of risk factors exiting in the design phase and finish the design healthy and smooth.
