Abstract


With the continuous construction of the city, the lack of land has become a major bottleneck for urban development. As a new form of urban underground space development and utilization, effective mitigation scarce urban land problems. The development and utilization of urban underground space can not only increase the amount of the city's land, to improve urban traffic, but also can optimize the urban environment, and enhance the city's commercial activity. It is precisely because of the development of urban underground space can solve so many problems, so many countries have begun the development of underground space as a new direction for urban development. However, the strengths and weaknesses of the development and utilization of urban underground space as a new type of land use and investment brought the pros and cons, which is the need to look at. In this paper, the development and utilization of urban underground space advantages and disadvantages of a comparative analysis, the final conclusion: the difficulties and deficiencies exist for the development of urban underground space is ready to work with the development technology development as well as in full co-ordination of planning under the premise of ever-lower. The balance can be found, and the development of urban underground space is the development of an effective urban land development and utilization. Subsequently, at home and abroad for Urban Underground Space Utilization, and summarize relevant experience abroad utilization of urban underground space for the future in our country can learn from the process of development and utilization of urban underground space. In order to better regulate the market development of underground space, it is necessary to introduce market-oriented mechanism. Therefore, how to determine the price of urban underground space is taken transactions must first solve the problem. This paper first describes the existing land pricing model, derived pricing model based on the the Man Goes claim land pricing theory model of an urban underground space can be calculated based on the model of urban underground space land prices. After determining the price of land, the paper also carried a comparison of the existing four transactions. By comparison, the agreement to sell is not transparent enough and will not be considered. In contrast, the listing is relatively good, the introduction of one if the combination of factors, evaluation criteria and evaluation mechanisms, and then optimize its participation threshold, the formation of a new way of trading, you can make the urban underground space the transactions more reasonable.
