Abstract


Nearly three decades of reform and opening up, China has achieved rapid economic development, the improvement of people’s living standards and the considerable progress of various industries under the favorable environment. Since 1998, with the advancement of land use and urban housing system reform, the acceleration of urbanization process, the implementation and guidance of the proactive financial policy, the establishment and standardization of the real estate market as well as residents’ strong desire to improve the existing living standard of living, the Chinese real estate industry has entered a new, high-speed development stage. The development and regulation of real estate is closely related to the national macroeconomic policies, and inextricably linked to other industries. In the recent years, total sales of all commercial account for about 10% of GDP, showing that the real estate industry has become a leader, basic and pillar industries status in the national economic system. Real estate listed companies as a real estate enterprise benchmarking enterprise, has certain representativeness. Therefore, comprehensive financial evaluation on listed real estate companies in China is necessary.This paper, drawing on the basis of existing research results, has established a financial evaluation index system basing on the characteristics of the real estate industry. Then, in order to verify the feasibility of the system of financial comprehensive evaluation and obtain the corresponding conclusion, this paper has studied the comprehensive financial situation of 5 representative listed real estate companies through the application of mathematical models, the relevant principles of statistics and statistical software. The final analysis results consistent with other authoritative institutions, and verify the reasonability of the financial evaluation index system and the corresponding modeling method in theory and the feasibility in the real analysis.
