Abstract


Along with our country national economy’s fast development, living standards’ unceasing enhancement, our country’s wholesale and retail trade obtained the fast development, Demand for commercial real estate increased, The numerous developers have settled to develop the market for its high income and benefit, However, poor and premature developing plan and lack of operation theory instruction, more developers only focused on the real estate development and became blind on commercial operation, as a result, there were more commercial real estate development projects but few can operate well for long-term. Precisely under such premise, the author chose the northwest brand shoes town commercial real estate project to carry on the empirical analysis. Because the problems occurred in northwest brand shoes city commercial real estate project are universal among Chinese commercial real estate development and operation process, To study and solve them not only has the important meaning to the northwest brand shoes town’s further development, moreover hopes that can provide the new mentality for our country commercial real estate development and operation. The first part of this paper introduced correlation theories on commercial real estate project development and operation as aspects of business circle and value chain; The second part has carried on the empirical analysis to the northwest brand shoes town commercial real estate project’s development and the operation, asked the existing questions ; The third part proposed the master-plan solution to the existence questions; The fourth part will be the paper conclusion and forecast to the future commercial real estate project development and operation in our country.
