Abstract


China's real estate companies are facing increased industrial concentration , structural optimization , development scale increasingly large group of development. Currently, the Group management levels of the real estate business there more complex specialization , regional dispersion management difficulties , how to keep the project from the group to the flow of information between all levels to achieve optimal allocation of resources to achieve cost management specialization , refinement is the Group of real estate companies are facing problems. This paper analyzes the domestic real estate project cost management research and application of the group of real estate development enterprise project cost control measures were systematically studied . Pointed out that the uniform cost control mechanism , the implementation of standardized management is to enhance the core competitiveness of the real estate conglomerate , to achieve the project development cost and meticulous management of important measures. A brief analysis of the cost of real estate projects of information systems function modules , the real estate business in the internal control system of job responsibilities and business processes are optimized . This paper points out the land selection and design stage is group of two real estate companies in the project cost control should seize the two key aspects . The system analyzes the impact of the price of land parcel characteristics , mathematical formulas on land price forecasts scope and accuracy of research , contribute to a more profound understanding and correct use of formula. In residential projects, for example , detailed analysis of the design phase of the project construction cost implications , summed up the design phase of the project cost control measures, and engineering economics quantitative evaluation of AHP are analyzed and discussed.
