Abstract


With the improvement of the level of economic development , and the establishment of market economic system and continuous improvement , real estate as an important investment objects , virtual gradually revealed , real estate has become another important virtual assets other than financial assets . The same time, real estate prices is the important production factor prices , is also an important means of subsistence prices , is an important part of the entire commodity price system . With the gradual establishment of the socialist market economic system and the real estate market has become increasingly active , to strengthen the study of real estate prices , guidance and management has become very prominent issue . Virtual economic theory and capital pricing theory based on the method of combining theoretical analysis and empirical analysis , conducted in-depth analysis and dissection of real estate virtual , and strive to the development of the real estate economy from the point of view of the virtual economy , evolution and fluctuations of the new interpretation . Theoretical analysis shows that real estate is not just an important physical assets , or another virtual assets other than financial assets , real estate prices have a certain degree of virtual characteristics . Empirical Analysis of China's real estate market of 1992 to 2006, fifteen years of relevant data , reached the same conclusion with the theoretical analysis . Finally, the theoretical analysis and empirical analysis on the basis of the corresponding countermeasures and suggestions . From the point of view of the virtual economy at this stage of analysis and research on real estate prices , is not only a new perspective to research real estate prices has a positive practical significance , and defining the real estate economy is a virtual economic theory dispute .
