Abstract


China's real estate market is growing rapidly , from the initial emergence of the modern real estate , real estate development for decades , commercial housing price index also emerged. As the market development process is shorter, so commercial housing price index in many aspects there are questions , one of which is the price index of the effective data collection . Through literature review study analyzes the stage of commercial housing price problems , and from these questions, it combines the data collection process in a variety of factors. To further explore the various factors in the literature on the impact of the actual work situation and their relative importance , this study uses a series of research methods. First through literature study , propose two hypotheses , namely : ① literature influence the content of the data collection are effective impact ; ② these impacts can be grouped into a number of factors, and these factors, the relative importance of the existence of several factor. Then according to the literature study's conclusions and assumptions designed a questionnaire , using principal component factor analysis on the price index compiled units, real estate development companies, real estate agency and property management companies employing survey data is analyzed to extract the impact of commercial housing price index based on data collected in the five valid key factors include: ① human factors affect the validity of the data ; ② representativeness of the sample ; ③ sample data updating and replacing ; ④ real estate companies reported that the authenticity of data ; ⑤ sample data reliability. And further on these key factors are analyzed , drawn from the collection of these factors have an impact on the data valid root as follows: ① the question of perception ; ② data acquisition institutional issues ; ③ technical support three aspects of data collection on these three areas construction presented a study suggests. Finally, issues that arise during the study explores the limitations of this study and future research directions.
