Abstract


Presently, the existence of various facts has become obstacles for Chinese reals companies to gain opportunities for further development, the main problem is that the system of the finance of the real estate industry is not advancement and capital of real estate industry development comes from bank mostly. The singular channel of capital not only handicaps the development of the real estate industry but also puts the finance system in tremendous risk. Lost of researchers explore actively the way how to solve this problem. The author thinks perfecting Chinese real estate financial system will make real estate industry keep the sustainable health and stable development.In recent years, the trust company developed with the management has the industry investment fund nature the real estate fund trust plan experience level to enhance unceasingly, increased the feasibility which Chinese REITs promoted, also for the trust industry breakthrough service bottleneck, has provided the rare development opportunity.This article in view of our country real estate finance existence present situation and the question, Analyzed development Chinese REITs to result in the inevitability; Obtained from our country real estate investment trust plan present situation real diagnosis analysis, Studies and profits from US through the contrast and so on the mature market REITs development experience, discovers the present our country REITs existence the insufficiency and the disparity; Synthesis utilization aspect and so on trust theory、information economics、risk management as well as financial control theory proposed the opening Chinese REITs system feasibility, and the union present real estate investment trust plan operation practice, from aspect and so on government structure, investment management, operation way, risk control and system safeguard, constructs with the realistic condition adapts with the complete significance CREITs system.
