Abstract


The city is the place of human activity, is the human form of the spatial concentration of production and consumption of the carrier, urbanization is conducive to the improvement of the efficiency of land use. Urban land use efficiency is not just a resource allocation problem, it relates to the quality of human life and sustainable development. In China, urban land use structure is flawed, the low level of intensive use, idle serious land market disorder, a serious loss of land revenue, the state land assets from the city acquired land revenue is minimal and the lack of protection. Urban land use efficiency, on the one hand the main land use should meet the requirements of the pursuit of profit maximization; hand should be conducive to increasing urban land-based fun of human life, is conducive to the protection of natural resources and the environment. This paper discusses the efficiency of urban land use and meaning of the necessity to introduce the theory of urban land use abroad and Chinese scholars on urban land use relevant research findings, as well as relevant indicators of land use and urban land obtained through theoretical analysis validity of the theory of the use of assessment criteria. Second is the use of the collected data on China's overall efficiency of urban land use and urban land use efficiency of the internal structure of two aspects of the empirical analysis, through the per capita area, volume rate of built-up areas, land productivity with three indicators foreign cities, which demonstrates China's urban land use and inefficient; although urban land use structure is reasonable or not and there is no specific standard, but with foreign cities can also see China's urban land use structure is not rational. Finally, a detailed analysis of the factors of urban land use efficiency under the premise put forward to improve the efficiency of urban land use methods and recommendations. From now on view, the establishment of efficient use of urban land protection system, the need to reform our current land tenure system, improve public land management system, in particular a clear urban land property rights, as well as in the establishment of urban land expropriation of agricultural land and urban New land market relations, so that agricultural land compensation fee and the price of agricultural land are consistent, in the protection of agricultural land based on the efficient use of urban land; Second is to strengthen land use planning and urban planning and development of urban layout direction control; once again is to accelerate the pace of the land market, improve land utilization technologies.
