Abstract


With the gradual commercialization of residential , people put forward higher requirements for the quality of the residential . But is not optimistic at this stage , the overall quality status of the residential , residential quality high complaint rate . This requires the construction projects in the residential project to strengthen the management of the construction phase of the subject in the residential construction process to ensure the quality of residential projects . This article proposes a residential development of the construction phase of the project management mode . This mode is for the three main objectives of the construction phase of the implementation of process control quality, schedule , cost control , and security and civilized production . Its purpose is to fundamentally eliminate the irregularities and supervision of the construction unit personnel as behavior . This paper first analyzes the present, China's residential supervision management and the status quo of the residential building construction team , pointed out that in this stage , supervision and quality of the construction unit is inadequate to the effective control of the residential construction process of the three main objectives of safe and civilized production . On this basis , the proposed residential development enterprise process control is necessary for the construction phase . Subsequently , the article introduces the development of residential construction management theory . With an example, then the concept of process control and process control management measures described . Analyzes the tripartite relationship between the owners in process control , supervision and construction unit to establish an index system , a comprehensive evaluation of the construction process and construction units . Finally, using the analytic hierarchy process and fuzzy math , fuzzy comprehensive evaluation theory , a comprehensive evaluation to establish the evaluation index system of the construction process of the construction unit , with an engineering example illustrates the evaluation process . With this evaluation system , effective supervision and control of behavior throughout the construction phase of the construction unit .
