Abstract


The new round of classification and evaluation of the agrarian land has been launched in provinces of China, The attention and discussion to the agrarian land value are increasing gradually, how to evaluate the agrarian land value reasonably becomes the focus again.Both the function and usage of agrarian land makes up of the agrarian land value, but in China, the research on agrarian land value, due to the variety reasons in the past, lacks of comprehensive investigation, this caused lots of agrarian land were changed into construction land in lower price. Based on the theories of labor value and resource value, the agrarian land value should include economic value, social value and ecological value. The comprehensive agrarian land value evaluation should also include the price of economic value, social value and ecological value.In this article, we construct an agrarian land value evaluation system according to the three different values. We take the paddy field of Fogang, Guangdong Province as our example, by evaluating it’s price of economic value, social value and ecological value and total prices, then comparing it with the based-land-price and requisition-price, we validate the rationality, the application and the extensionality of the agrarian land value evaluation system which is presented here.
