Abstract


There are a lot of uncertainties in the implementation of building projects for they usually last a long period with big investment, many participants and complicated relationships. Therefore, building projects contractors are faced with various kinds of risks at the different stages of the implementation of projects. Of all these stages with risks, the biggest risk exists at the stage of construction, as large funds are invested in the purchase of land and equipment and in the payment of construction cost. With the injection of funds, the risks of projects grow increasingly great. Therefore, the risk management is crucial at the stage of construction. It is especially necessary for building construction businesses to take serious measures concerning the risk management at the stage of construction to ensure that building projects proceed smoothly. The risk management at the construction stage is actually a policy-making process to reduce the adverse affect, including the stages of risk identification, its estimation and appraisal, the coping with it and the post-assessment.On the basis of risk and projects management and the relevant theories, this thesis analyzes, taking the Futian Office Building in Shenzhen City for example, the theory and method of the application of risk identification, estimation and appraisal and risk management strategies. The Futian Office Building in Shenzhen City is a building project developed by a real estate company. The construction company did a preliminary analysis of the project and estimated the possible risks in the course of construction, including the consequent risks from sub-contractors, the risk of funds, the risk of poor adjustment with developer/proprietor, the risk of safe construction and the risk of quality. After analyzing the possible risks that projects are faced with, the thesis will introduce the method of multi-level and complex assessment to make a detailed research on Futian Office Building in Shenzhen City.The discussion of the basic theory of risk.
