Abstract


REITs (Real Estate Investment Trust, REITs, the same below) is a typical form of real estate securitization , is a product of the modern financial innovation in the real estate industry and financial market development to the mature stage . The emergence of REITs , real estate investment not only retains the characteristics of high-yield , and improve the liquidity of the assets of the real estate investment and income stability , which played a dual role in the national real estate market and capital market development . China's economy is in a phase of rapid development , on the one hand , the booming real estate market is the growing demand for financing innovation , on the other hand , the investor urgent demand for innovative financial products , to broaden the investment channels , both areas of need to promote our country real estate financial innovation . REITs as countries around the world in the real estate market , a development of more mature financial innovation has attracted the positive attention of the Chinese theory and business circles . Study and learn from the of foreign REITs development experience and lessons , explore REITs should see REITs is a functional external environmental conditions, in particular economic development , the real estate market , the financial system and markets financial innovation in China 's development model , government-led indirectly promote financial innovation through legal means , must analyze the countries REITs external environmental factors and the development of legal norms , combined with China's actual situation , in order to summarize the realistic mode of development of REITs in China design suitable for the realities of China 's national conditions . REITs legal norms , to promote the healthy and stable development of REITs in the specification .
