In modern human resource management, salary administration has been a significant aspect of business management Rationally-planned, scientific, suitable and sustained elements of total compensation of salary administration reflect salary efficiency adequately and ultimately, which provides the enterprises with effective safeguard of reducing the rate of brain drain. It is an effective model and norm for enterprises to strengthen the core-competitiveness.In guidance of the theory of total compensation, this paper, based on the five different elements raised by the most authoritative organization : the US Total Compensation Society, in regard to the pillar industry of national economic development—real estate enterprises, the author has taken various research methods like empirical research ,questionnaire, survey , has studied 200 employees of 26 enterprises( 152 of which are per prototcol)and have discussed the relationship between the salary administration elements of real estate enterprises and the brain drain as well as the differences of employees with different characteristics in the aspect of the salary administration elements and the brain drain .The result comes out in this paper that in real estate enterprises, the brain drain is especially positively correlated with the raising of salary administration and the opportunity of Professional Development, the two elements of salary administration. It is positively correlated with welfare while performance management is positively correlated with appreciation .It is negatively correlated with the balance between work and life. People with different characteristics have distant differences in the elements of brain drain and salary administration Besides, this research also takes consideration into the analyzed result and raises suitable methods and advice of reducing the rate of brain drain in the aspects of the brain drain caused by salary administration and keeping talents by Enterprise Culture,which lays good foundations for the enterprises to improve employees’work satisfaction and efficiency .
