Abstract


The effective controls of the cost, progress, and quality to meet their expected requirement are the main task of construction project management. But now contradiction among the controls of the three aspects and confusion during the project management often occurred, mostly because the present control methods only focus on the purely considered control of the three aspects and lack of integrated control.According to the characteristic of the construction cost control, a new conception and system of cost integrated control based on network scheduling technology and computer simulation technology are presented in this paper. This control system involves in the dynamically management and control of the cost, progress, and quality, and focuses on the cost integrated control with the eligible progress and quality according as the relation between each procedure cost and progress. The main procedure and steps are following as: According the random characteristic of the time spent by each work procedure, computer simulation is applied to produce the most possible scheduling network. And by corresponding optimization and adjustment on the network, the cost and scheduling construction network can be obtained; During the practical construction according to the network, the warp between the actual cost and expected scheduling is tracked dynamically. Then the computer simulation system is used to predict the future cost and progress operation, and take corresponding precautionary measures to control beforehand. And through the acquired information, the network will be modified to optimize the integrated performance of the construction project.This paper has made progress in the following aspects:(1) Through analyzing the characteristic of some present cost control system, proposing the method for cost integrated control by using computer simulation and demonstrate the necessity and feasibility of this method, also elaborate that cost integrated control of construction is new trend of the development of cost control.(2) The quality track and integrated control during each working procedure is performed, which will greatly reduce the quality risk of projects by arranging the project quality inspection into each working procedure. The integrated optimization procedure is also provided, which aimed at the least loss after the disqualification hashappened.(3) Developing a system of cost integrated control and apply it in a practical project. And the results show that such system can effectively conquer the limitation of hysteresis and realize dynamical, seasonable control, so it has better practicality.
