Abstract


In this paper, China's real estate market, prices continued to rise, housing consumption become a social problem , the consumer remains in the doldrums with chronically high savings coexist social context, from the microscopic and macroscopic point of view in-depth study of the real estate market price fluctuations affect the consumption of the general mechanism in an attempt to study asset prices and consumption to provide a new perspective . Micro-level studies in asset selection and consumption theory as a starting point , the two heavy contact real estate properties , focusing on analysis of the impact of price fluctuations through the selection of household assets and consumer confidence , thereby affecting household consumption decisions channels and mechanisms . The results show that high prices on consumer confidence and spending has become increasingly prominent negative effects . We try to balance from the consumer indifference curve and the family bequest motive and location New Perspective consumer prices - consumer relations , and real estate and equity asset wealth effect characteristics and influencing factors for a more detailed comparative study . These have helped us gain a deeper understanding of real estate, stocks of assets and the complex relationship between the consumer . Macro -level research not only explores the price fluctuations and macroeconomic growth and consumer relations , but also from monetary policy and currency appreciation , capital flow perspective , analysis of monetary policy and currency appreciation factors on price fluctuations and consumer relations. The results show that monetary policy on the real estate price fluctuations have a major impact , is the price - an important transmission channel consumer relations . And exchange rate fluctuations and international capital flows caused the real estate bubble mechanism and empirical analysis suggests that the appreciation of the RMB , continued capital inflows in the context of the impact of price fluctuations on consumption is more complicated, more worthy of attention. The macro and microscopic mechanism on the basis of empirical research , we try to put forward a rate fluctuations affect the consumer 's inverted-U hypothesis , exploring and promoting economic growth, consumption and prices reasonable fluctuation range , so as to monitor the real estate market the government to provide theoretical guidance and empirical support, but also from a consumer perspective for the real estate market regulation provides a new idea .
