Abstract


With the acceleration of the the propulsion housing reform and the process of urbanization , China's real estate industry has achieved rapid development in recent years . But of nearly two years of commercial housing prices rose rapidly attracted people from all walks of life strong focus on China 's real estate prices are reasonable , whether the real estate market bubble . First, we define the concept of a real estate bubble , the theoretical analysis of the domestic and foreign scholars on the causes of the real estate bubble . This paper analyzes the mechanism of the evolution of the real estate bubble , pointed out the dangers of the real estate bubble of the national economy based on these theories . Second, the article reviews the history of real estate development , and analysis of the interaction between the important role of the real estate industry in China's national economy and the national economy . The recent operation of the real estate industry in China , the article analyzed and reviewed, and a new round of real estate macro-control policies are reviewed in this paper . Introduced to the academic debate about the Chinese real estate industry 's recent real estate bubble exists . Again , the article introduces a measure of the real estate bubble . The theoretical price method and statistical indicators law . While reviewing these foam Measurement Methods , advantages, disadvantages and applicability of these methods are reviewed , and leads the foam measure method . Starting from the the interactive development point of view of the real estate industry and the national economy , and to select the production , consumption , financial indicators of the three levels , build index system to detect the existence of the real estate bubble in China . Finally, China's real estate market is overheated , the article put forward some of the recommendations in the real estate macro control policies .
