Abstract


Yunnan Province, land classification and land evaluation began in the early nineties the twentieth century, so far the province’s cities and towns above county land classification and the construction and regularly update of the standard land price has been completed. Analyze the current urban land base in Yunnan Province standard land prices, Emergence the phenomenon of Inconsistent between the price and land quality, cause the price can not objectively reflect the actual situation of different levels of urban socio-economic and natural, geographical, traffic location. This will affect the scientific of the Government to formulate macro-regulation of the land market and land-use policies.According to above problems, In this paper, Yunnan Province as the research object, combined with the outcome of the national urban gradation.Through a comparative study of urban standard land price of different grades levels, Proposed the establishment of an integrated urban land mass index and other indices. Explore the urban land quality and the intrinsic relationship between the price of land. In order to determine the different levels of urban land prices reasonable control of the base.Urban standard land price set by the different connotations, In order to have a comparable land around the base. This set a uniform standard land price contents, And the standard land price has been amended, On this basis, this article uses literature review method, a combination of qualitative and quantitative methods, model simulation and the analytic hierarchy process and other methods.
