Abstract


Since 2001, the implementation of \for real estate development enterprises to participate in land auction for reference. This paper discusses the real estate development enterprises in the land auction in the auction bid basis as well as in development mode with the maximum value of the land valuation of the applicable valuation methodologies . First, from the analysis of the land \. So companies to bid for the purpose of valuation of the land , the land should be estimated on the company's \Then examine a number of factors affecting the value of the land development , found land development value depends on the future development of the land to complete the real estate value of the product and the land auction bid basis - Maximum development value is the present value of the land . Although traditional hypothetical development method development and real estate development process and development purposes is more fitting, but it is a static method , the land is not suitable for estimating the maximum development value. Finally, hypothetical development method is proposed based on discounted hypothetical development method , and an example of the two methods were used to calculate and compare .
