Abstract


Along with our country market economy gradually perfect and continuous development of the real estate market, real estate appraisal has become an indispensable part of market economy. As the enhancement of property protection consciousness of people, the needs of the real estate appraisal will become more and more in the future. Method of real estate appraisal theory in the developed western countries has nearly mature.In recent years, we also do a lot of introduction, but we can’t completely copy western theory of the real estate appraisal method. Therefore, to explore the new method of real estate appraisal is particularly important. We should through the analyzed case, gradually improve our valuation theory system. Real estate development, land is the basis of the essential.This article is about the land appraisal case analysis, aiming at how to select the value in the course of appraisal methods and the concrete problems should be paid attention to when using valuation method are analyzed and Suggestions are put forward. The main achievements of this paper:(1) Complete land valuation report;(2) The key technical parameters analysis in land appraisal report. Combined with the analysis of the valuation report, this paper put forward the following Suggestions:(1) If earnings method is used to evaluate the appraisal object, calculating the future net income can be combined with long-term trend method in the mathematics method of curve fitting or average development speed to net income for the future make scientific prediction, in place to ensure that the future net income more scientific and reasonable.(2) The application of accumulative method calculating the capitalization rate is very extensive, but whether security interest rates or all kinds of risk compensation values are difficult to get, demanding for evaluating people’s personal experience ability. As soon as possible to solve the above problem, we should establish the capitalization rate index and correction system, and provide credible reference for the appraiser.(3) The use of marketing value, it is easier to circumvent the appraiser to subjective risk, the market comparison method of correction can begin to build more factors selection principles and explore the quantitative factor correction method, the factors to regulate the difference correction, reduce the randomness correction, reduce experience judgment, and the influence of subjective factors in the evaluation.
