Abstract


After the national housing reform , the housing market into a past national distribution market deployment . At the same time , China 's sustained and rapid economic growth has brought the continuous improvement of the purchasing power of ordinary people in China , real estate is one of the basic needs of life of the people , housing demand is constantly increasing . China 's commercial housing in the case of a seller's price rise phenomenon would have to analyze the laws governing the operation of the market economy is a manifestation of the supply and demand affect the price of the market economy . However , many factors , China 's commercial housing prices is not the normal case of supply and demand to promote the rise , but an irrational rise of the non- normal range . Commercial housing price growth has far exceeded the average purchasing power of ordinary people . China 's government in order to stabilize the price of commercial housing has introduced a number of commercial housing prices in the macro-control measures , such as: strict control of bank funds invested , all aspects of the control of land supply , adjust the lending policies of commercial housing , commercial housing regulations and enforcement checks , the introduction of relevant tax regulations policy. Government regulation of commercial housing prices continued without interruption , commercial housing prices are still rising , which makes people questioned the current macro-control effects . Excessive use of temporary policies and administrative means to regulate , prone to the ups and downs of the real estate industry is not conducive to the stability of the real estate industry and real estate prices .
