Abstract


Real estate market has always been the hot spot of the social and economic research,compared with the residential real estate market, commercial real estate marketdevelopment factors of the study is relatively less, which gives this study more researchsignificance in terms of economic theory. This paper study the factors affecting theresidential real estate market development, analysis the influence factors of commercial realestate market development through the establishment of commercial real estate systemdynamics model, and then test and adjust the model with the history data of commercial realestate in Shenzhen area, and then use the models to predict the trend of the development ofcommercial real estate in the next two years in Shenzhen area. Based on the analysis of eachsubsystem during the establishing process of the commercial real estate market systemdynamics model, choose the government policy control input index as control index, choosethe index which can reflect the health of the commercial real estate market development asa monitoring index, changing the initial input of the control index to get the moving trend ofthe monitoring indicators, reflect the influence degree of each regulation on the future trendof development of commercial real estate. With the policy simulation experiment, this paperhopes to provide some policy recommendations on commercial real estate regulation andcontrol policies for the Shenzhen government.
