Abstract


The real estate industry has gradually become the main promoters of our national economy, accounting for the proportion of China’s GDP is also increasing, with the particularity of the home itself, the real estate industry shoulder the national economic development and meet the strong demand for both residential responsibility. With the impact of the aftermath of the subprime crisis, investment climate, inflation, instability, frequent changes of exchange rate on China’s real estate industry risk management research should be given more attention.Based on the real estate risk management theory literature a lot of reading, combined with the particularity of their real estate risk, by mastering the whole process of risk management methods and tools include:risk identification risk assessment and risk due to the policy of the actual case studies and argument, and expect results in line with our real estate risk management and universally applicable method and a risk management model.This paper, the Sanmenxia Kerry and squares as a case to study the real estate risk management study the whole process of management, through the real estate risk management research a lot of literature to read, according to the Sanmenxia Kerry and Plaza project characteristics, the Sanmenxia Kerry and Plaza project risks are divided into three stages, and each stage of the risk factors for recognition. And to the risk factors identified indicators built into seven a risk and16two risks. After constructing the risk identification using gray relational analysis we have come to the construction cost of the investment yields the greatest impact, the highest sensitivity, and use fuzzy analytic hierarchy process for risk identified risk factors for determining the weights, and ultimately get the various quantitative risk sort sort based on the combination in Sanmenxia Golden Harvest Square actual characteristics of the risk to develop appropriate responses. Based on the Sanmenxia Kerry and squares analysis of the case, to get a more practical real estate risk management model. And in cases which have been detected and improvement of China’s real estate industry on risk management model study has some reference value.
